Vacancies: What Should Become of Deserted Gas Station?

Put aside all the regulations, restrictions and rules—we're asking you what type of establishment would make the most sense in this space.

Let's call this a modern spin on community planning; a digital drawing board where all ideas are on the table.

We present a vacant space or property and ask you to tell us what you think would be the best use. Forget what zone it's in, ignore setback regulations, dump lot coverage rules and all the other zoning jargon that puts most people to sleep. What would you like to see there? What would be the best use for the community?

Our  of this column received a couple of great suggestions, as did our subsequent posts. Now, we're hoping you'll weigh in on the emtpy building that sits on the corner of Routes 22 and 312 in Southeast.

We've heard talk of a potential gas station moving in, but, we want to know: In an ideal world, what would you like to see happen to the space? A convenience store? A total overhaul, complete with a new building for offices or retail? Or maybe your answer is nothing at all?

Please leave your answer in the comments section below. Thanks for participating!

About this column: In highlighting vacant buildings in Southeast and Brewster, we aim to help residents take a proactive role in planning and building their community. We'll run this column every other Friday and, when appropriate, take your feedback to public officials and property owners, to inform their decisions about future uses. Know of a vacant building we should highlight? Email Ashley.Tarr@patch.com.

If anyone has tried to make a right hand turn coming down the hill from 312 you will understand the need for a third lane. Now we have a left turn lane and a combo of right turn and straight ahead which creates a huge backup for anyone who wants to go right but can't get past the people waiting to go into the Value Village driveway. Knock down that ugly building, add a third lane, landscape it and I like the idea of a bulletin board and flag.... a much nicer "Welcome to Brewster" !

The property is contaminated. It is unusable. Typical of Putnam County to just let chemical leech.

Great conversation here. Thanks for weighing in, everyone. I especially like Nikki and Phil's ideas. The latest Vacancies installment (another building on Route 22) is available here: http://patch.com/A-ykyN.

It's been an eye sore for such a long time. Definitely not another gas station please.

The state DOT should make that turn coming out of 312 a right hand turn lane and a left or straight lane. Backing up the right lane for one person going straight makes no sense.
