Crossroads 312 Proposal: Planners Discuss Details

They focused on everything from traffic to visibility during a special meeting of the Southeast Town Board this week.

The application for a zoning change to allow for a mixed-use commercial property—complete with a hotel, bank and several retail shops—to sit on about 52 acres in Southeast continued Thursday.

Members of LADA, P.C. Land Planners, a firm based in Simsbury, CT, delivered details of the project, which they drafted, to local officials during a presentation that lasted about an hour and a half.

The parcel is located near exit 19 of Interstate 84, on Route 312. It's adjacent to The Highlands, the shopping center which features , and opposite Terravest Corporate Park, where the is located. Applicants are requesting the land, which is now in the Rural Commercial Zone (RC), be recategorized to fall under the Focused Highway Commerical Zone (HC-1A).

Here are some of the specifics, many of which are in the preliminary phases, planners shared:

-The hotel would be a branch of a national chain. It would consist of about 200 rooms, and reach six or seven storeys.

-At least two traffic signals in the vicinity would be redeveloped, and several lanes would be adjusted. The addition of both new signals and new lanes is possible.

-The completed project would be visible from numerous locations in Southeast, which add up to about a half square mile. The bords of the Town stretch about 35 square miles in total.

-Each building would be equipped with a sprinkler system.
